Founded in 2012 by Julien Palengat and Sébastien Alphand with the ambition to disrupt the Assistance to the Contracting Authority sector (Assistance à la Maîtrise d’Ouvrage), Theop became a leading independent consulting group specialized in real estate project management in France. As of today, the Group employs c.50 FTEs in 6 agencies in France (Paris, Lyon, Bordeaux, Nice, Nantes) and Belgium (Brussels).

The Group offers real estate project management services to assist its clients in the design, coordination and monitoring of complex real estate projects, as well as acquisition consulting services. Since its creation, Theop has carried out more than 600 projects for major contractors (e.g. Axa, Primonial, Gecina, Blackrock).


Florac invested in Theop in July 2021, alongside the founders who retain control and management of the Group.

Florac’s investment in Theop empowers the Group with significant resources to accelerate its development projects.

Key Achievements

Initially specialized in office property in the Ile-de-France region, the Group gradually diversified to new high value-added verticals such as the hotel industry, through the acquisition of the company HPM in 2018, or logistics and data centers. Theop plans to pursue this dual strategy of organic and external growth with the support of Florac.
